Fitwel for Multifamily Residential

Fitwel is now available for use in multifamily residential buildings, which is optimized for use in new and existing buildings and for market rate, affordable, and senior residential properties.

Fitwel's technology-based system creates an efficient and user-friendly experience, helping to further ensure accessibility and ease of use by everyone from real estate developers to facility managers.

The Fitwel Scorecards include 55+ evidence-based design and operational strategies that enhance building environments by addressing a broad range of health behaviors and risks. The strategies included are those with the strongest evidence base and with the highest demonstrated impact on Fitwel’s seven health impacts. Fitwel addresses health as an interconnected system, with no single dominant category or area of focus, and as such all strategies are voluntary, with no individual prerequisites.

About Fannie Mae’s Healthy Housing Rewards™

Fitwel is the only certification system that qualifies access to Fannie Mae’s Healthy Housing Rewards™ program, which provides an interest rate discount to multifamily affordable borrowers that invest in the health and well-being of residents. Properties must earn a Fitwel Score of at least 90 points and meet the affordability requirements defined by Fannie Mae to qualify for the discount.

Healthy Housing Rewards™ provides financial incentives for borrowers who incorporate health-promoting design and operational features in their newly constructed or rehabilitated multifamily affordable rental properties. Borrowers who incorporate features that encourage physical activity, healthy eating and improved air quality – such as playgrounds, community gardens and tobacco-free policies – may be eligible for below market rate pricing.
